Foundation
Foundation

Soil testing is done before any foundation work begins. We use RCC raft or isolated foundations based on site conditions and Uttarakhand’s seismic zone (Zone IV) requirements.

Structure
Structure

M20-grade concrete minimum, TMT Fe500 steel reinforcement bars, certified shuttering — our RCC frames are built to carry long-term load without settlement or cracking.

Brickwork
Brickwork

We use AAC blocks (Autoclaved Aerated Concrete) or red clay bricks depending on the package selected. AAC blocks are joined using a specially formulated AAC block adhesive (thin-bed mortar), not regular cement mortar — this gives cleaner joints, reduces wall thickness, and keeps the overall structure lighter. Red clay bricks are laid using standard cement mortar at correct proportions. Both options are chosen based on structural requirements and the package you select.

Structure
Plumbing

CPVC pipes for hot water lines, UPVC for drainage, ISI-marked fittings throughout. Separate drainage and water supply lines are planned at the structural stage — not retrofitted.

Electrical
Electrical

Wiring done with ISI-marked copper wires, MCB boards, earthing as per IE rules. Conduit pipes are laid inside walls during construction — not surface-mounted.

Plaster
Plaster Work

All plastering work is carried out as per IS code standards. Internal walls are plastered at a cement and sand ratio of 1:4 to 1:5 , giving a firm and durable base that bonds well with putty and paint. External walls are plastered at a ratio of 1:6 to 1:8 in accordance with IS code requirements, which improves flexibility and helps the surface resist cracking due to Dehradun’s seasonal temperature shifts and rainfall. This ratio difference is deliberate — internal walls need strength, external walls need weather resistance.

Finishing

Putty + two coats of primer + two coats of exterior/interior paint. Flooring options across all packages: vitrified tiles (standard), marble, or granite (premium and above).

MDDA Approval — We Handle It

Building in Dehradun without MDDA (Mussoorie Dehradun Development Authority) approval is illegal and can lead to demolition notices or complications when selling the property later. Getting your map sanctioned before construction begins is not optional — it is essential.
